Overview
The age-old adage that “time is money” particularly applies to construction projects. For everything from equipment rental charges to supervisory labor, an increase in time to complete the work increases the cost of the project, and delays can result in the loss of profit for all stakeholders, including the owner, the contractor, and the subcontractors. This program will provide practical advice from the owner’s perspective for avoiding and resolving delays during the course of the project.
Faculty consisting of construction lawyers, a schedule/delay expert, and an owner’s representative firm, all having extensive experience in construction contracting, will discuss the following topics:
- Scheduling obligations of the contractor, including the preparation and maintenance of the schedule; the owner’s rights to modify the schedule and remedy delays; and the owner’s recourse for the contractor’s delays (20 minutes)
- Fundamentals of project scheduling, including how to read a typical project schedule; understanding the basic elements of a critical path schedule; and the pros and cons of commonly used scheduling software (20 minutes)
- Managing the schedule, including the development of the schedule with critical elements and milestone dates; monitoring the contractor’s compliance with the schedule and comparing it with actual performance; and addressing and overcoming delays (20 minutes)
